Is A Yard Sign And Lockbox Absolutely Necessary?


Although when selling a home the more exposure the home can get, the greater the chances the property will sell quickly, it is not essential to place a sign in the yard or a lockbox on the door.  At times sellers are concerned about their neighbors finding out they are selling their home and prefer not to use a yard sign.  Alternatively, they would like to protect their privacy and avoid surprise visits by not allowing a lockbox.

 

Of course, sellers must be aware that homes often sell to buyers driving through the neighborhood.  Without a yard sign, those opportunities are lost to the seller. In addition, by not allowing a lockbox, the seller must make him/herself  available every time the property is shown which also complicates the selling of the property.

 

If a seller decides not to use a yard sign, he/she must let the agent know and the agent will make a note to this effect in the MLS listing.
